Current Status and Compliance: 

At November 2024 Subsequent Town Meeting Article 17 was voted and approved. The Article amended the dimensional controls and expanded the boundaries existing Apartment-80 (A-80) District AND amended the Downtown Smart Growth District (DSGD) 40R controls. 

A-80 expansion included area over the Gazebo Circle development in the southeast of Town and over Reading Commons in the southwest part of Town; new controls include revisions to setbacks, lot coverage and project density maximums. 

The DSGD 40R was "upzoned" from 20-units per acre to 35-units per acre with other amendments around increased commercial percentages, parking regulations and other. 

The Town submitted the zoning to the State in December 2024 and received approvals from the Executive Office of Housing and Livable Communities and the 40R Division. In February 2025 the Attorney General's Office issued their approval of the zoning amendments.
